CONVEYANCING
We have an established conveyancing department. We act in both new sale and sub-sale matters. We are also on the panel of various developers and banking institutions.
Our conveyancing practice primarily deals with the legal aspects of transferring ownership of real estate property from one party to another. It encompasses a range of legal services and processes involved in buying, selling, and transferring property rights.
Our conveyancing practice broadly encompasses as follows:
- Pre-contractual Stage: This stage involves gathering and reviewing relevant property information, conducting property searches, and providing legal advice to clients regarding their rights, obligations, and potential risks associated with the property transaction.
- Drafting and Reviewing Contracts: Our lawyers prepare, review, and negotiate the terms and conditions of the contracts involved in the property transaction, such as the sale and purchase agreement or lease agreements. They ensure that the contract accurately reflects the intentions of the parties involved and complies with legal requirements.
- Property Title and Ownership Investigation: Our lawyers will conduct searches and investigations to verify the property's title, ownership, and any encumbrances or restrictions associated with it. This includes examining title deeds, survey plans, and relevant public records to ensure a clear and marketable title.
- Financial Matters: Our lawyers also handle financial aspects of the transaction, such as coordinating with lenders for mortgage financing, calculating, and collecting property taxes, and facilitating the transfer of funds between parties.
- Settlement and Completion: The conveyancing process culminates in the settlement and completion stage, where the legal transfer of the property takes place. Our lawyers will coordinate the exchange of legal documents, payment of the purchase price, registration of the new owner's details with relevant authorities, and the handover of possession.
Throughout the entire process, our conveyancing lawyers provide legal advice, guide their clients through the necessary steps, ensure compliance with legal requirements and regulations, and protect their clients’ interests. They act as intermediaries between the parties involved, including buyers, sellers, lenders, and government authorities, to facilitate a smooth and legally sound property transfer.
